5 quick tips to rent a flat for women

Living alone in an unknown city is no more a taboo for a single working woman. However, there is no harm in being cautious and looking for safety quotient in the locality while searching for a home. Magicbricks recently conducted a webinar in association with IIM-B where common safety tips for women along with buyer/seller sentiments and property trends were discussed. Panel Experts included – E Jayashree Kurup, head, content and research, Magicbricks and Dr Venkatesh Panchapagesan, associate professor, finance and coordinator, IIMB.

A few quick few tips to be kept in mind by women while hunting for a home-

Neighborhood: While doing a recce for your home, keep a check on your close and immediate neighbours. It is always advisable to have families around as it adds to the safety factor, on the flip side, it can also trouble your privacy. Hence, you need to strike a balance while looking for a helping, friendly and cordial neighbourhood.

Security provisions: It is preferred to opt for a gated community. If not, look for community housing options which have a dedicated security guard round-the-clock. These days, several residential colonies hire private security agencies which employ CCTV cameras to ensure the safety of the residents. Although, paying for security is not a part of the rent agreement as it is paid by the landlord to the Resident Welfare Association, check with the landlord for any extra charges.

Connectivity options: You may need to stay back in late in office or get late while shopping. You can’t always bank on your friends to drop you back home. Hence, evaluate the transport medium available for your home. If in a metropolitan city, prefer a home near the metro (it may add stress on your pocket but will add value to your safety).

Traffic movement: Prefer an area which has some traffic movement round-the-clock. Busy roads keep the neighbourhood vigilant and add security to it. This may also add to your woes by causing sleepless nights if honking horns trouble you.

In-house safety: This is one of the most important yet often ignored factor by females. Open balcony, improper main gate locks, no peephole, windows without mosquito net or grills can add to your troubles once you move into the place. Check the ventilation for bathrooms and kitchen as you would obviously not want your neighbours to peep in.

At the end of the session, Panchapagesan added that safety can change over time. We cannot condemn any locality as safe or unsafe, it should be you who has to be aware about the pros and cons of any address from a woman’s safety perspective.
